As a result, we have developed a one of a kind program for our builder clients where we take one-half percent of each sale and reinvest that money into marketing the builder. This amount is taken from our commission. We work with each builder to determine where that money is best spent to grow their business and will develop a unique marketing strategy to help the builder sell more spec and customs homes. Marketing dollars are available for website development and marketing collateral such as brochures, signage, advertising, direct mail, and more. When builders have input as to where we direct the marketing dollars in their individual fund, the relationship with the real estate agent becomes a partnership in which everyone wins.
Marketing Philosophy - Our marketing approach is simple and effective. Having quality signage, brochure boxes, and consistent open house schedules are crucial to marketing new construction. A properly priced home with exposure to the Multiple Listing Service and websites such as REALTOR®.com will bring buyers to the closing table. Our recommendations to builders are based on verified market statistics and our experience in identifying communities to which buyers are attracted. By utilizing our resources, builders can build homes in the price points, locations, and styles that will sell themselves. Our marketing philosophy is best summarized by stating that our marketing dollars and efforts are best invested in tools that help our clients’ properties market themselves.
Market Knowledge & Statistics - We analyze housing statistics in each major community in the market area to determine the number of homes available in each price range, how many are new construction, the average price per square foot, and the average number of days the homes are on the market. This information helps us identify the communities and price points builders should be considering.
Custom Homes – Selling custom homes is a major focus of our marketing strategy. By working closely with builders to understand their product, we are better equipped to make sales. With our large inventory of single family lots, we have the opportunity to work with clients in the pre-construction state to help them identify a builder. Our strategy of marketing both the development and the builder has proven successful. By understanding lot sizes, square footage requirements, covenants, and set back requirements, we are able to turn our open house leads into custom homes for our builder clients.
Lot Sales - Peoples Company real estate agents are dedicated to marketing single family lots. We attend planning and zoning meetings in all of the major communities throughout the market area to identify new projects for clients before word hits the street. Instead of charging a percentage commission for each transaction, we offer a menu of services to home sellers that allow them to participate in the process of selling the home while saving thousands of dollars. Our fees are based on how much work we do, not how much the home sells for. The DealYourOwn program is ideal for builders who have clients with homes that need to be sold prior to closing on their new home. The program allows home owners to reduce their selling price as a result of their commission savings which leads to a quicker sale. The program is also a perfect fit for builders who take a more hands on approach to marketing their property.
