Iowa Land Values Update - 2022 Quarter 1

Peoples Company tracks agricultural auctions across the state of Iowa. From this data, we calculate the average dollar per CSR2 point ($/CSR2) for sales of tracts with greater than 85% tillable land. Additionally, these tracts are largely unimproved or include minimal improvement contribution.

As March wrapped up, so did Q1 2022.  Quarter 1 saw 234 tracts come to the market with over 25,500 acres.  These tracts brought a total of $274,700,257 with an average dollar per gross acre of $11,173, average dollar per tillable acre of $13,454 and an average dollar per CSR2 of $174.  This is up 2% from Q4 2021, up 26% from Q1 2021 and up 51% from Q1 2017 (Peoples Company keeps a running five-years of historical data.)

Though less than half as many tracts sold this quarter as compared to last, Q1 2022 had 77 more tracts sell as compared to Q1 2021.

The top sale of the quarter went to a Linn County farm just outside of Cedar Rapids, which brought $26,250 per acre or $291.50 per CSR2.  Sioux County also had a few tracts sell over $250/CSR2, and Peoples Company sold a Dubuque County farm for $263/CSR2.
